This 4224 sq ft building consists of two storefronts, a garage, and a rough upstairs that could be turned into apartments.
Currently, the building is vacant and, frankly, in shambles: the biggest issue is that the building needs a new roof or at least a significant patch job.
There are two broken windows in the back, multiple ceiling collapses, and some soft spots in the floor.
However, the location is great, and the structure of the building is still solid.
The water and electricity are currently off.
The taxes due for the most recent year were $269.
62 + $242.
36 for the two parcels, Fulton County parcel numbers 20-22-29-310-011 and 20-22-29-310-012.
The address is 202 N Main Street, Vermont, IL 61484.

There are a few options for obtaining the property:
1\.
Buying it as is for $12,900 cash.
2\.
Buying it on a contract for deed (owner financing) for a $12,900 purchase price, with $400 down, 8% interest, and at least $100/month.
3\.
Renting it as is and making the improvements you like for an amount to be negotiated; I'd recommend against this option if only because to make the building needs a roof.
There are probably other scenarios I'm open to, but those are a few that would be acceptable.
Broker owned.
